The financier bought a more modest island - Little St James - back in 1998, but subsequently obtained the bigger adjacent island in the year 2016 for around $22.5 million.
These photos indicate he had formulated plans to build upon the sprawling island by building living quarters, an open-air theater, an submerged workspace and a pool.
Marked on the plan is a local waterway, a strait in the US Virgin Islands, indicated on the lower right-hand corner.
The architectural drawing is marked up in red pen markings and contains a legend labelling different sections of the land.
